Hosted by Coach Titilola Aboyade-Cole, founder of TAC Property Network, the session was designed to give participants practical information about the different routes available to them in the Nigerian property market, rather than simply promote individual properties.
Contributors included Emmanuel Akinola, Mandy/MB, lawyer Sanwo Oluwatobi, and agripreneur Dr. Babatunde Agbeniga, with discussions ranging from mortgages and government-backed housing finance to legal due diligence, developer opportunities, and agricultural land investment.
More Than One Route to Property Ownership
A central message of the session was that prospective buyers do not necessarily have to rely on an outright cash purchase when considering property in Nigeria.
Participants were introduced to outright property purchase, developer installment plans, mortgage finance, government-backed housing finance, Federal Mortgage Bank products, diaspora mortgage opportunities, rent-to-own arrangements, construction finance and home renovation finance.
Particular attention was given to the MOFI Real Estate Investment Fund, MREIF, with headline terms discussed at the session, including an interest rate of approximately 9.75 per cent per annum, equity contribution from around 10 per cent, and financing tenors of up to 20 years, subject to eligibility, affordability assessments and applicable lender conditions.
Federal Mortgage Bank of Nigeria products were also discussed, including the National Housing Fund mortgage, diaspora mortgage, rent-to-own, construction and renovation facilities.
Due Diligence Remains Essential
While the session explored a wide range of opportunities, speakers repeatedly emphasised that access to a property does not remove the need for proper due diligence.
Lawyer Sanwo Oluwatobi explained the importance of verifying property ownership and title before completing a purchase, highlighting issues such as root of title, existing mortgages or charges, litigation, ownership disputes, planning documentation and the legal authority of the person or organisation selling the property.
The different roles played by lawyers, surveyors, accountants and other professionals during a property transaction were also discussed, with participants encouraged to regard professional due diligence as an important part of protecting their investment.
Location, Developers and Off-Plan Opportunities
The session examined the role of developers and the potential advantages of entering selected developments during the off-plan or construction stages. Coach Titilola Aboyade-Cole explained that buyers should assess more than price alone, with location, infrastructure, accessibility, delivery history, documentation, rental demand and potential long-term value all influencing the attractiveness of an opportunity.
Farmland Investment Also Takes Centre Stage
Agripreneur Dr Babatunde Agbeniga introduced participants to the operations and investment model of Lifters Farms and Resort, covering livestock, plantation crops, short-term farming activities and managed agricultural land.
