The Lagos State Government has reiterated its strict enforcement of the tenancy agreement fees cap, reminding landlords and agents that the maximum legally permissible charge is 10% of the annual rent. This directive was emphasized by Barrister Barakat Odunuga-Bakare, Special Adviser to the Governor on Housing, during the 2025 Ministerial Press Briefing held at the Bagauda Kaltho Press Centre, Alausa, Ikeja.

Barr. Odunuga-Bakare highlighted that the Lagos State Tenancy Law explicitly prohibits landlords or agents from demanding fees exceeding 10% of the annual rent for tenancy agreements or legal documentation. She described any demand beyond this threshold as a clear violation of the law.

Addressing concerns raised by residents, she revealed that numerous complaints have been received regarding exploitative and unaffordable fees imposed by some landlords and agents. “We want Lagosians to know that they have the right to refuse such excessive charges and to report these illegal practices,” she stated.

Acknowledging the housing challenges posed by rapid urbanization and rural-to-urban migration in Lagos, Barr. Odunuga-Bakare noted that some unscrupulous individuals exploit vulnerable residents amid the housing shortage. Despite these difficulties, the government remains committed to reforming the real estate sector and protecting residents from fraud and unfair practices.

She also pointed out that registered real estate associations have publicly distanced themselves from illegal fee demands, attributing most violations to unregistered agents operating outside professional bodies.

Residents encountering unlawful tenancy charges are encouraged to report incidents to the Lagos State Real Estate Regulatory Authority (LASRERA) via its official social media platforms on Facebook and Instagram at “lasrera1” and on X (formerly Twitter) at “@lasrera.” The government urges all residents to utilize these channels to aid in the enforcement of the Tenancy Law and to foster fairness and transparency within the housing market.
